We ourselves are online “junkies” and we fully appreciate your wish to have confidence in the quality of the information, but to also remain anonymous and avoid being hounded by a marketer looking for business.

Some information is out of our direct control, however, and you may need assistance under one or more of the following scenarios:

You feel the information you’re seeing — listings or competitive market data — are incomplete or incorrect.

Possible Reason: When you search for properties or order a CMA, the listings you see come directly from the area’s multi-list service. The information is entered into the system by real estate agents representing sellers and may or may not be accurate, complete, or up to date. For example, a property that appears to be available may be off the market. In such cases, you should phone or email our office and we can research and/or tour the property for you to verify the information you need.

You have seen a “For Sale” sign, but the property is not showing up on your search.

Possible Reasons: The search criteria you use are critical to the results you achieve. If your search is missing key data, or if your search criteria are too broad or too narrow, a property may be on the market, but it will not come up in your search. As an example, if your price range is $150,000-$200,000 and that’s the amounts you enter into the search field, you will not pull up properties listed in even the smallest increments above $200,000 such as at $200,010. Give us a call if you would like assistance in coming up with the most effective search criteria for the type of property you’re seeking.

You found a property during your last online session, but it’s not coming up anymore.

Possible Reasons: When a seller receives an offer they have the choice of allowing the property to be shown while they go through the various stages of the closing process for possible backup offers, or they may take it off the market. The property you saw may have experienced a code change from “Active,” to “Pending, Still Showing,” or “Pending (Not Showing).” If you would like us to research the status of a property, give us a call or send us an email and we will investigate its status and discuss the property with the listing agent to see if the seller is taking backup offers.

You believe you are using the right criteria, yet you do not see listings that appeal to you and don’t have the time to get online every day to look for new listings.

Possible Solutions: We can set up an automatic feed to your email address from our area multi-list service. With an auto feed, you will see new properties as they come on the market, and new “solds” as they occur. Just give us a call or drop us an email with the search criteria you would like to use and we can set it up in a matter of minutes. Later, if you decide to change your criteria, we can respond as well.

You ordered a competitive market analysis, but you don’t know how to interpret the information.

Possible Solutions: Competitive pricing is based on what willing buyers will pay for a property in the same neighborhood, with as nearly as possible the same amenities. The easiest comparison is homes with the same exact floor plan on the same block. For properties with different floor plans, different total square feet, and other dissimilarities, determining the right selling price often requires visiting the competition (Active listings) and other techniques that provide a more sophisticated and often more accurate price range. You have seen an aerial view of the property you’re interested in, but you can’t tell whether it is near a bus stop so you can get to work without a car. Or, you would like to know if there’s a grocery store you can walk to and a church nearby.

Possible Solutions: We live and work in the neighborhoods featured on our site and can answer most questions you might have. If we can’t we can drive by the property and check out the things in which you have the most interest or concerns.
